STRUCTURAL ODOR REMEDIATION · CALIFORNIA

Structural Pet Urine Remediation

When urine reaches the structure, cleaning can't fix it.

We remediate the damage — then odor-proof the result.

When pet urine has soaked past the surface into subfloor, concrete, drywall, framing, and sill plates, the fix isn't cleaning — it's remediation. We remove and treat the contaminated structure, then seal qualifying surfaces with our Odor Encapsulator, backed by a written 5-year guarantee on qualifying work.

STRUCTURAL REMEDIATION

5-YEAR WRITTEN GUARANTEE

WHEN CLEANING ISN'T ENOUGH

When surface treatment isn't enough

What structural remediation is

Removing and treating the building materials pet urine has saturated — subfloor, concrete, drywall, framing — then sealing the qualifying result with our Odor Encapsulator. It's the repair and the guaranteed seal, together.

When you need it

Long-term or multi-pet contamination, urine that's wicked into framing and sill plates, prior fixes that didn't hold, or a smell that returns no matter how many times the floors are cleaned.

Signs the urine has reached the structure

The odor keeps returning after professional cleaning

It gets worse in warm or humid weather

Stains reappear through new flooring

Discoloration shows at wall bases or trim

WHAT WE REMEDIATE

Urine rarely stops at one surface

Subfloor

Saturated plywood and OSB — treated, dried, and sealed.

Concrete slabs

Garage, basement, and converted slabs.

Learn more →

Drywall & baseboards

Urine wicks up the paper face and into the wall cavity.

Learn more →

Framing & sill plates

Where urine has pooled long-term it reaches the studs and sill plate — assessed during inspection.

Carpet & padding

Contaminated carpet and pad removed before any sealing begins.

THE PROCESS

Remediation, then odor proofing

1

Inspection

UV + moisture meters map every contaminated surface, with an itemized estimate before any work begins.

2

Map the full scope

Room by room — including hidden contamination behind baseboards and in framing.

3

Remove contaminated material

Carpet, pad, damaged drywall, and unsalvageable material removed and disposed of.

4

Treat

Reduce and neutralize contamination on the surfaces we keep.

5

Dry the structure

Test moisture and dry with professional equipment before sealing.

6

Odor Proofing

Seal qualifying treated surfaces with the Odor Encapsulator.

HOW IT FITS TOGETHER

Two steps, one job

Remediation

Removing and treating the contamination that already exists — inspect, remove, treat. This is the repair.

Odor Proofing

The guaranteed seal, applied to qualifying treated surfaces with the Odor Encapsulator.

Severe jobs need both: remediate the damage, then odor-proof the result. Odor proofing complements remediation — it never replaces it.

ODORPROOF℠

5-YEAR WRITTEN GUARANTEE

ODOR PROOFING

The Odor Proofing Guarantee — 5 Years, Written

Qualifying surfaces treated with our Odor Encapsulator are backed by a written 5-year guarantee, subject to the documented scope and terms.

What odor proofing does and does not do: it addresses pet-urine odor in the specific structural materials we treat. It does not make the property impervious to future pet accidents or to odor from other sources.

The guarantee does not apply to inspections, estimates, oxidizer-only treatments, or allergen services.

Jody and his team came to clean up a surprisingly difficult cat urine/spraying issue left behind by a former tenant. We had tried everything: multiple cleanings, odor killers, etc. Nothing worked. It wasn't until OdorXpert came by that we understood the extent of the damage: they pulled the mop boards, some of the sheetrock and flooring, as well as several doors, then repaired, replaced and sealed the areas that the smell was abated. Thanks, guys! What a difference you made.

Jody was incredibly knowledgeable and prompt. Great communication. Hard working crew. Fixed my problem completely which ended up needing sub floor to get partially jackhammered out and leveled again with concrete as well as drywall replaced in some of the corners. I thought his pricing was incredibly fair. So happy we found him in time for our new flooring to go in. Highly recommend.

My new home had the worst cat urine smell in garage and guest bedroom which we thought was impossible to get rid of. But Jody and his team performed a miracle that we thought was impossible! So happy I used their service!

FAQ

Questions, answered

How do I know if I need remediation vs. cleaning?

If the smell keeps returning after cleaning, the source is in the structure. The inspection confirms how deep it goes.

Do you remove and replace materials?

When material is too contaminated to treat, we remove and dispose of it; salvageable surfaces are treated and sealed.

Can you work with my contractor or flooring installer?

Yes — we document the scope so your installer or GC can coordinate around the sealed surfaces.

How much does it cost?

It depends on severity, the number of surfaces, and removal needed. You get a documented, itemized estimate after the inspection.

Do I need an inspection first?

Yes — it maps every contaminated surface so the scope covers the whole problem, not just what's visible.

Odor Proofing Overview

How structural odor proofing works and where it fits after remediation.

Odor Proofing

Start with an inspection. We'll scope the whole problem.

Cleaning treats the surface. We find out how far the urine actually went — subfloor, concrete, framing — then remediate the damage and odor-proof the result. One documented scope, one crew, one written guarantee on qualifying work.
