Garage, basement, or converted slab — pet urine penetrates porous concrete and keeps off-gassing into the room. We dry and seal qualifying slabs with our Odor Encapsulator before new flooring or coating goes down.

Odor Proofing Guarantee — 5 Years, Written
CONCRETE ODOR PROOFING
5-YEAR WRITTEN GUARANTEE
Drying and sealing qualifying treated concrete with our Odor Encapsulator so embedded pet-urine odor is contained — backed by a written 5-year guarantee on qualifying work.
Paint, epoxy, or new flooring over a contaminated slab doesn't remove the odor — it covers it, and the smell works back out through edges, cracks, and control joints.
Seal the odor first, then coat.
Concrete looks solid, but it's porous — urine wicks into the capillaries of the slab and soaks into the sub-slab soil below. Surface cleaning only treats the top. The residue left inside the concrete reactivates with humidity and warmth and keeps releasing odor into the room.
If the smell keeps coming back, the source was never sealed — it's still inside the slab.
CROSS-SECTION OF A SLAB
Room air — odor released with humidity & warmth
Slab surface — what surface cleaning reaches
Concrete capillaries — where urine wicks in
Sub-slab soil — residue soaks in below
Concrete hides what has soaked into it. Each of these has its place — a urine-saturated slab isn't one of them.
SURFACE ONLY
Clean the top of the slab but don't reach urine that has soaked into the pores and the soil beneath.
WRONG DEPTH
Built for fresh surface accidents; they can't penetrate a saturated slab to the full depth of contamination.
ADDS WATER
Drives moisture deeper into the slab and sub-soil — indoors, that makes off-gassing worse.
OPENS, DOESN'T SEAL
Profiles the surface but leaves embedded odor behind, and can drive residue deeper.
TRAPS IT
Coats the surface without addressing the source; odor returns through seams and cracks.
We reduce and treat the contamination, dry the slab, and seal it with the Odor Encapsulator — not pour more liquid on it.
No surface patches. Your inspection determines which steps your slab actually needs.
1
UV black light and moisture meters map the contamination across the slab, cracks, and control joints — with an itemized estimate before any work begins.
2
We locate affected zones, cracks, and control joints where urine traveled and pooled.
3
We reduce and neutralize surface contamination on the slab.
4
We test moisture and dry the slab with professional equipment before any sealing begins.
5
We apply the Odor Encapsulator — our odor proofing sealer — to the qualifying treated slab.
Penetrates the prepared concrete
Bonds to and seals the slab surface
Contains residual contamination in place
Helps keep odor from rising into the room
REAL ODORXPERT CONCRETE WORK
The most common concrete odor job — pets kept in the garage, or prior-owner contamination soaked into the slab.
Below-grade slabs hold moisture that reactivates urine odor on damp days.
Living space built over an untreated slab brings the odor up into daily use.
Enclosed slabs that became interior rooms, still carrying old contamination.
5-YEAR WRITTEN GUARANTEE
Qualifying slabs treated with our Odor Encapsulator are backed by a written 5-year guarantee, subject to the documented treatment scope and written terms.
What odor proofing does and does not do: it addresses pet-urine odor in the specific concrete we treat. It does not make the slab impervious to future pet accidents or to odor from other sources.
The guarantee does not apply to inspections, estimates, oxidizer-only treatments, or allergen services.

Jody was incredibly knowledgeable and prompt. Great communication. Hard working crew. Fixed my problem completely which ended up needing sub floor to get partially jackhammered out and leveled again with concrete as well as drywall replaced in some of the corners. I thought his pricing was incredibly fair. So happy we found him in time for our new flooring to go in. Highly recommend.

My new home had the worst cat urine smell in garage and guest bedroom which we thought was impossible to get rid of. But Jody and his team performed a miracle that we thought was impossible! So happy I used their service!

Jody and his team came to clean up a surprisingly difficult cat urine/spraying issue left behind by a former tenant. We had tried everything: multiple cleanings, odor killers, etc. Nothing worked. It wasn't until OdorXpert came by that we understood the extent of the damage: they pulled the mop boards, some of the sheetrock and flooring, as well as several doors, then repaired, replaced and sealed the areas that the smell was abated. Thanks, guys! What a difference you made.

Yes — garage and basement slabs are common jobs. We treat, dry, and seal the qualifying slab with our Odor Encapsulator.
Yes — once the slab is treated, dried, and sealed, your coating or flooring goes over a sealed base.
The inspection determines how deep it goes; we scope the treatment to the real extent of contamination.
It depends on severity, area, and the prep needed. You get a documented, itemized estimate after the inspection — no guessing.
Yes — it tells us how far the urine penetrated so the plan matches the real scope, not just what's visible.
Odor-proof the subfloor or slab before new flooring goes down.
